ποΈ County reverses enclave votes near SR 207
The Gist: St. Johns County commissioners voted 3-2 on Sept. 28 to deny agricultural enclave certification for Heritage East and West, reversing approvals from Aug. 19. The two tracts cover about 1,166 acres on either side of I-95 south of SR 207.
Why It Matters: Residents raised concerns about water, traffic and schools because enclave certification limits the county's usual land-use review.

π° Amendment 3 could cut county revenue by $191.6M a year
The Gist: St. Johns County estimates proposed Property Tax Amendment 3 could reduce its property-tax revenue by $68.3 million in fiscal 2028 and $191.6 million annually by fiscal 2032 if voters approve it.
Why It Matters: County officials are reviewing services, staffing, contracts, capital projects, fees and other funding sources in case the measure passes.
What's Next: The amendment appears on Florida's Nov. 3 general-election ballot.

π Free STAR shuttle adds 15 beach stops
The Gist: The city is extending its free STAR Circulator beyond downtown with 15 additional stops along Anastasia Boulevard and A1A Beach Boulevard in St. Augustine Beach.
Why It Matters: Riders will be able to travel between downtown, Anastasia Island and the beach without paying a fare. Service runs 9 a.m. to 9 p.m. Sunday through Thursday and until 11 p.m. Friday and Saturday.
What's Next: The city scheduled the extended route to begin Thursday, Oct. 1.
